Role Description
This is a full-time on-site role for a Grounds Up Construction Project Manager located in New York, NY. The Project Manager will be responsible for day-to-day project coordination, overseeing construction management, and ensuring all projects are completed on time and within budget. Key tasks include managing site activities, liaising with stakeholders, and maintaining compliance with NYC building codes and standards.
Key Responsibilities
Project Planning & Pre-Construction
- Lead pre-construction activities, including design review, budgeting, scheduling, and permitting.
- Develop comprehensive project schedules with milestones, critical paths, and resource allocations.
- Coordinate with architects, engineers, consultants, and municipal agencies to secure approvals and permits.
Project Execution & Oversight
Manage day-to-day operations on job sites, ensuring compliance with safety, quality, and environmental standards.Oversee subcontractors, vendors, and site personnel to ensure adherence to scope, schedule, and budget.Conduct regular site visits and progress meetings to monitor quality control and resolve issues proactively.Review and approve change orders, RFIs, and submittals.Financial & Contract Management
Prepare, track, and manage project budgets, forecasts, and cash flow projections.Negotiate and administer contracts with subcontractors and suppliers.Ensure accurate documentation, including progress billing, lien waivers, and compliance reports.Communication & Leadership
Serve as the primary point of contact for owners, investors, and stakeholders.Provide regular updates and detailed progress reports to senior management and project sponsors.Build and maintain strong working relationships with clients, architects, engineers, and contractors.Mentor and lead assistant project managers, superintendents, and other team members.Closeout & Delivery
Oversee project closeout, punch list completion, and turnover to ownership.Ensure all warranties, manuals, and as-built documents are delivered.Conduct final inspections and ensure all project obligations are met.Qualifications
Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field (preferred).Minimum 710 years of experience in construction project management, with emphasis on ground-up, multi-family, commercial, or mixed-use projects.Proven track record of successfully managing projects ranging from $5M to $50M+ in value.Strong knowledge of construction methods, codes, scheduling software (MS Project, Primavera, etc.), and project management systems (Buildertrend).Excellent leadership, negotiation, and organizational skills.Ability to read and interpret architectural / engineering drawings and specifications.OSHA 30 or equivalent safety certification (preferred).Skills & Competencies
