Overview
Assistant Community Manager at Asset Living. The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will contribute to delinquency and rent collection to optimize the property's cash flow and financial position, and you will manage all phases of operations in the absence of the Community Manager. As an onsite leader, you will supervise the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Responsibilities
Posting all payments and income received from applicants, current residents, and non-current residents accurately and timely.
Processing and reconciling daily accounts receivable.Monitoring and following up on bad debt, including late notices, resident and guarantor contact, and filing evictions.Aiding the property in meeting budgeted revenues, expenses, and Net Operating Income.Posting charges to resident and non-current resident accounts; including utility bill backs where applicable.Handling end-of-month closing procedures and reporting.Maintaining accurate records and auditing resident files for accuracy.Walking units and posting move-out charges, statements, and security deposit refunds.Personnel ManagementRegular / daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.Promote harmony and quality job performance through support and effective leadership.Ensure staff compliance with Company policies and procedures.Strategic leasing management; ensure effective leasing techniques, follow-up procedures, lease signing / documentation, and reporting systems are up to date.Implement marketing strategies and systems from the annual marketing plan.Address resident complaints, concerns, and requests to ensure resident satisfaction.Develop and implement resident retention programs (e.g., events, promotions, newsletters).Show, lease, and move in prospective residents.Administrative ManagementMaintain excellent customer service and monitor maintenance service request turnaround.
Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.Assist with supervision of all business functions related to operations.Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids from vendors and contractors.Qualifications
High School Diploma or Equivalent; Bachelor's degree preferred or two years of housing industry experience; or an equivalent combination of education and experience.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to remain in a stationary position, communicate with others, and perform repetitive motions.Frequent movement around the property; occasional climbing of ladders and stairs; ability to move up to 25 lbs; operate equipment and vehicles as needed.May work overtime, weekends, and nights for emergencies; exposure to outdoor environments and various weather conditions.Salary Range
Salary Range : $24 per hour to $28 per hour
