Introduction & Role Description
Reporting to the Director of Preconstruction, this role leads the development and management of construction cost estimates, from conceptual to final pricing, while overseeing preconstruction services to ensure successful project execution. The position requires expertise in both detailed cost estimation and project planning, serving as a key liaison between internal teams, clients, and stakeholders throughout the preconstruction phase.
Duties and Responsibilities include, but not limited to :
Pre-Construction & Estimation
- Review project specifications, blueprints, and drawings to determine scope and prepare detailed cost estimates
- Develop conceptual estimates and written clarifications from preliminary designs
- Prepare preliminary project schedules for pre-construction planning
- Perform site visits to assess access, utilities, topography, and site conditions
- Create Guaranteed Maximum Price (GMP) estimates, including allowances, clarifications, and exclusions
- Maintain historical cost data and supplier / contractor directories
- Ability to develop complete conceptual estimates and written clarifications based on preliminary design and limited information.
- Generate sound documentation for scope of work assumed in estimates.
Project Management & Leadership

Education & Experience
Bachelor's degree in related field and / or minimum of 5 years related experience or an equivalent combination of education, training, and / or experienceDemonstrated expertise in projects ranging from $250K to $15MTechnical Knowledge
Thorough understanding of construction documents and specificationsComprehensive knowledge of building components and systemsExpertise in conceptual estimatingProficiency in required software : Microsoft Office Suite (Word, Excel, Outlook)Construction-specific tools (Procore, Pro-Est, Bluebeam)Ability to learn and adapt to new software platformsLeadership & Management Skills
