Facilities Manager
Will provide leadership, work assignments, work schedules, technical direction, training, communication with other teams and departments, evaluations, and counseling to members of their maintenance team. Responsible for providing safe, comfortable and aesthetically pleasing environment for the delivery of high quality, compassionate healthcare at the lowest possible cost by maintaining facility systems and equipment fully functional at all times. Responsible for the supervision of all preventive and corrective maintenance performed in their designated area, an area approximately one million six hundred thousand building square footage. Interacts with patients and patient's families including neonates, pediatrics, adolescents, adults, and geriatrics in the course of their normal maintenance duties.

Provides leadership through example. Exhibits a positive, caring attitude toward their staff, hospital personnel, patients, and visitors. Is committed to maintaining high levels of building system and equipment performance. Communicates at all levels within the hospital. Communicates frequently and effectively with customers concerning the status of repairs. Provides accurate information concerning status of repairs, system degradation, and recommendations for improvements. Meets regularly with team members keeping the informed of personnel issues and official hospital news. Communicates often with their supervisor on the condition of their designated area, any customer complaints, personnel problems, etc. Maintains correct and up to date information in the computerized maintenance management system. Coordinates with other Team Manager(s) to ensure optimum maintenance and repair work throughout the WTH system. Serves as a technical resource and provides additional assistance as needed by affiliate hospitals and other off campus facilities. Encourages the participation of all team members in all aspects of their work including planning work priorities, assignments, and schedules; continuous quality improvement; team and individual training; and department and hospital programs. Recognizes and rewards the positive contributions of their staff through praise, public recognition, and specific comments in performance evaluations. Expeditiously corrects all negative contributions through private counseling, written documentation, and specific comments in performance evaluations. Make recommendations on the hiring, promotion, disciplining, and discharging of team members. Assesses team member's skill and knowledge and provides or arranges training for team members on all systems and equipment in their designated area. Responsible for cost tracking and budget status for work done by the team. Provides cost information and justification for future budget submissions. Develops and utilizes work-tracking systems to ensure optimum staffing levels and productivity for cost efficient operations. Maintains written performance comments throughout the year on each of their team members. Write annual performance evaluations. Is accountable for the performance of their team. Assigns work schedules including 2nd, 3rd, weekend, and holiday shifts. Modifies schedules to ensure proper coverage due to illness, vacation, resignations, etc Closely monitors the condition of all designated building systems through regular building inspections, pending work review, and discussions with staff. Prioritizes hospital maintenance needs and takes appropriate action to maintain systems at the highest level possible with available financial and personnel resources. Closely monitors critical corrective maintenance, monitors and assists with assigning boiler attendant as necessary, and routinely spot checks preventive maintenance. Coordinates work with other Team Leaders including scheduling and sharing of personnel resources. Determines when the scope of the work is outside the capability of the assigned team and evaluates and selects appropriate contact resources to perform the work. Supervises contractors in the execution of their work. Provides or arranges technical guidance on all systems and equipment in their designated area including electrical, plumbing, carpentry, HVAC, steam generation, fire, beds, kitchen and laundry. Performs long range planning by developing 1, 5, and 10-year plans that outline system upgrades, replacements, and repairs. Plans shall include cost, schedule, and impact information. Troubleshoots and repairs minor to moderately complex equipment malfunctions. Assists in the preparation of departmental policies and procedures. Educates staff on and enforces all regulatory requirements including JCAHO, NFPA, OSHA, EPA and building codes. Educates staff on and enforces all hospital and departmental policies and procedures. Ensures that all required logs and records are maintained. Maintains an adequate stock of material and supplies to assure the continued operation of vital hospital services. Orders preventive maintenance supplies in a timely fashion to support scheduled completion dates. Responds to emergency situations to include mechanical equipment failure, fires, and security assistance. Notifies appropriate personnel of situations requiring immediate attention.
Qualifications
EDUCATION : High School Diploma or equivalent LICENSURE, REGISTRATION, CERTIFICATION : Master's License is preferred. EXPERIENCE : Six years of building maintenance, plant operations, construction, or related experience. Hospital maintenance experience is preferred.
