Community Manager – Red Tail Residential (Greater Minneapolis Area). Full‑time, exempt position starting at $70K + bonuses.
Job Description
The Community Manager optimizes net operating income by controlling costs, maintaining high occupancy, and developing market‑responsive marketing plans. The role reports to the Regional Director and collaborates with the Regional Manager on operational and financial reporting.
Responsibilities
- Optimize net operating income through efficient cost control.
- Maintain consistently high occupancy levels.
- Develop and implement marketing plans aligned with market conditions and competitive pricing.
- Submit operational and financial data to the Regional Manager on schedule.
- Train and manage on‑site team to ensure high‑quality resident service.
- Lead inspirational community meetings and oversee operational safety.
- Schedule vendor services to prepare vacant units for occupancy.
- Conduct regular visual inspections of grounds, buildings, and units.
- Complete and analyze market surveys for strategic decision making.
Physical Demands
Regularly sit, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands.Occasional climbing; extended use of personal computer and phone.Ability to detect visual or auditory alarms.Work extended / flexible hours including weekends as needed.Attendance / Travel
Full‑time position requiring availability for some nights, weekends, and occasional holidays.Active participation in company functions and events.Requirements
Education : High school diploma or equivalent required.Experience : Minimum one year as a Community Manager in multifamily industry.Skills : Strong leadership, communication, and customer service; skills in handling high‑stress situations, time management, and prioritization.Computer : Intermediate MS Office (Word, Excel, Outlook); knowledge of Yardi, Voyager, LRO, Entrata, or Resident Check preferred.Knowledge of state fair housing laws.Commitment to ongoing professional development.Preferred certifications : CPM, CAM, RMP, CMCA.Benefits
