OPPORTUNITY : COMMUNITY MANAGERS - PHOENIX, AZ (200-350 units)

This role is responsible for the overall supervision and performance of the property.

Responsibilities

• Responsible for hiring, training and developing a competent team.
• Manages daily operations directly or indirectly, including reviewing daily rent recommendations and identifying opportunities to maximize income.
• Collects rents and administers delinquent rent procedures; ensures resident insurance compliance; adheres to screening criteria and policies; implements resident retention procedures; ensures timely and accurate reporting; approves invoices and ensures accurate data input; completes required reports.
• Reviews and analyzes monthly performance, completes meaningful variance reports, and initiates annual budgets and forecasts.
• Identifies market challenges, educates self, staff and regional manager about competitors and conditions in the marketplace, and creates effective marketing plans.
• Ensures recurring contracts (e.g., unit cleaning, painting, landscaping) are bid out routinely to ensure quality and best price; confirms contractor insurance and lien waiver requirements are in compliance; monitors quality and timeliness of contractor performance.
• Identifies, with the maintenance supervisor, potential repairs or capital projects; confirms curb appeal meets corporate and regional standards; identifies risk management issues.
