Facilities Maintenance Technician
The Facilities Maintenance Technician performs semi-skilled to skilled work in connection with the maintenance and repair of buildings and equipment as well as in the general upkeep of Village structures, facilities, parks and grounds. Employees in this classification report to an assigned Administrator in the Public Works or Leisure Services Departments or to the General Manager of the Country Club.
Essential Functions
- Performs general and specialized tasks associated with the construction, renovation, modification, installation, and repair of Village buildings, apparatus, facilities and grounds.
- Employs carpentry skills to build, repair, and refinish furniture and to build and install partitions, platforms, staging, counter-dividers, etc.
- Paints interiors and exteriors of buildings and other Village facilities, using spray guns, rollers, and brushes.
- Installs and repairs fences, railings, and backstops.
- Lays, finishes, and repairs concrete sidewalks, pavers, floors, walls, and steps.
- Performs locksmith, plumbing, electrical, and other trades-related tasks to include roofing, glazing, plastering, sanding and refinishing floors, as well as demolition and salvage work.
- Operates woodworking and shop equipment such as jointers, planers, and power saws.
- Maintains traffic signs and positions signs for traffic information and control.
- Operates municipal vehicles and motorized equipment.
- Establishes and maintains effective working relationships with other Village employees and the general public.
- Reports to work as directed during state of emergency conditions.
SPECIALIZED FUNCTIONS RELATED TO COUNTRY CLUB :
Regularly inspects all buildings and structures to determine that functional systems are in good working order and that repairs are made as needed.Develops and ensures completion of preventive maintenance program for all Club facilities while also assisting in the management of vendor contracts.Performs and oversees all manner of tasks associated with routine janitorial, housekeeping, electrical, mechanical, HVAC, and plumbing services to include trouble shooting for Club buildings, structures and amenities.Conducts daily inspections of public areas to include parking lots, restrooms, locker rooms, hallways, lobbies, etc., ensuring equipment is in optimal working condition and that facilities are clean and adequately stocked for members and guests.Responds to customer services requests, utilizing the Village's work order system.Readily accepts, coordinates and executes changes in daily routine with competing priorities as well as consistently meets Club standards that focus on safety, prevention and a high-quality member / guest experience.Performs work-related duties during the day, night, weekends and holiday, if needed, and responds to emergencies that occur during normal work hours as well as after-hours incidents.(The above list of essential functions is not meant to be all inclusive. Minimum Qualifications
High school diploma or GED.Minimum three (3) years of work experience in building and facilities maintenance, repair, and / or trades work, with preference in the areas of construction, carpentry and painting.Extensive knowledge of the methods, practices, materials, and machinery of building maintenance and repair work.Considerable skill in a variety of building trades, including the use and care of standard tools and equipment.Firsthand knowledge of occupational hazards, safety measures, and precautions associated with building maintenance and repair functions.Ability to work from blueprints, rough sketches and oral / written instructions and to make simple time and material estimates.Valid Florida driver license.Physical / Environmental Requirements
PHYSICAL REQUIREMENTS Tasks include the intermittent performance of physically demanding work, typically involving some combination of reaching, climbing, bending, stooping, kneeling, or crouching and may involve the lifting, carrying, pushing, and / or pulling of moderately heavy objects and materials (20-50 pounds) and on occasion the intermittent lifting, carrying, pushing, and / or pulling of heavier objects (50+ pounds). ENVIRONMENTAL REQUIREMENTS Work is performed with the potential for intermittent exposure to unfavorable elements such as heat, humidity, inclement weather, loud noise, etc. Tasks involve working around moving parts, vehicles, equipment, carts and material handling where heightened awareness to surroundings and environment is essential in the preservation of life and property. Standard protective gear and equipment as well as specialized safety measures are provided as needed or required.
