Overview
The Revenue Manager is responsible for identifying and maximizing all potential revenue opportunities for the hotel. In today’s lodging environment, understanding channel and yield management is critical for maximizing revenues. The Revenue Manager formulates long‑ and short‑term revenue‑management strategies and oversees their execution to advance RevPAR market share. This includes analysis of revenue potential generated by transient and group market segments, market segmentation within each segment, and integration of catering and space utilization (e.g., golf, spa). The role determines the appropriate mix of business to achieve daily revenue potentials throughout the year.
Responsibilities
- Establish hotel pricing levels in all segments.
- Manage daily room inventory and pricing processes.
- Monitor competitor rates, positioning, strategies, and data; maintain understanding of local market dynamics and demand generators, and present action plans to management.
- Communicate occupancy fluctuations to operational departments to enable efficient staffing.
- Analyze local events and activities and project their impact on revenue opportunities.
- Understand macro and micro‑economic variables affecting local supply and demand, and use this knowledge to create accurate operational and financial room‑revenue forecasts.
- Perform unconstrained demand analysis to determine optimal business mix.
- Prepare short‑ and long‑term forecasts, including weekly, 30‑, 60‑, and 90‑day forecasts, in‑month forecasts, and full‑year forecasts.
- Evaluate all contracted business opportunities (group, wholesale, corporate negotiated, etc.) presented through the Sales department, ensuring a high‑speed response while maximizing profits.
- Maintain all software programs related to room revenue management, including CRS, RMS, PMS, and Sales & Catering systems.
- Monitor and analyze RevPAR indices on STR reports on a weekly and monthly basis.
- Prepare the annual rooms‑revenue budget.
- Chair weekly revenue strategy meetings to formulate and disseminate strategies and tactics, revisiting prior decisions to evaluate effectiveness and promote learning.
- Present quarterly presentations to ownership.
- Ensure all distribution channels contain correct content and pricing.
- Develop and maintain relationships with third‑party intermediaries and other market revenue managers to maximize channel opportunities.
- Coordinate survey activities involving marketing and service opportunities to enhance revenue potential.
- Develop subordinates’ revenue‑management and leadership skills through coaching, training, and industry event participation.
- Manage internet marketing initiatives such as pay‑per‑click campaigns, e‑mail blasts, and GDS advertising.
- Establish and communicate day‑to‑day, weekly, monthly, and rolling‑12‑month sales strategies.
- Update calendars and communicate strategy changes to the sales team.
- Analyze night‑time successes and address overselling opportunities during the Highgate Hotel Business Review (HHBR) morning meeting.
- Verify rate quoting accuracy with Central Reservation Office (CRO) and property calls.
- Manage group cut‑off dates and maintain the group rooms control log (GRC) and pick‑up reports.
- Update daily market segment analysis and ensure accuracy from flash reports, reviewing actual performance versus potential.
- Complete month‑end reports with detailed analysis and action plans to enhance production and revenue.
- Review Hotelligence reports for trends, booking windows, sources of business, and competitor rates.
Qualifications
At least 2 years of experience in revenue management (manager or senior analyst).Bachelor’s degree or equivalent in hospitality, hotel management, or a closely related field.In‑depth knowledge of industry reports such as STR, Hotelligence, Market Vision, etc.Proficiency in Microsoft Excel, Word, PowerPoint.Experience with Opera / Synxis systems (ideal).Ability to work quickly in a high‑pressure, high‑stress environment.Strong written and verbal communication skills.Excellent time‑management skills.Exceptional attention to detail and follow‑up.Flexibility and willingness to work long hours as required.Friendly, warm demeanor at all times.Effective communication across all employee levels and guests, with a service‑oriented mindset.Active listening, understanding, and clarification of concerns raised by employees and guests.Multitasking and prioritization to meet deadlines.Attendance at hotel meetings and training sessions.Participation in M.O.D. coverage as required.Compliance with Highgate Hotel Standards and regulations, including scheduling and grooming requirements.Problem identification and solution implementation to maximize productivity.Confidentiality of information.Other duties as requested by management.Seniority level
