Salary : $135,000 - $150,000

BGSF is seeking an experienced Property Manager to oversee a premier asset in Los Angeles, California. This location is an award-winning, Class-A high-rise encompassing a little less than 1M square feet in one of Los Angeles’ most dynamic real estate submarkets.
The Property Manager is Involved in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc.
Responsibilities Include :
Maintain appropriate standards of physical maintenance and housekeeping. Establish and monitor preventive maintenance schedules. Prepare or supervise the daily work schedule for operations and coordinate all in-house construction. Conduct daily, monthly, quarterly and annual building inspections depending on need.Supervise on-site staff and contractors, ensuring that all maintenance and repairs are carried out to the highest standards.Conduct regular inspections with members of the engineering team to ensure properties comply with all applicable codes and regulations.Address tenant complaints / issues and resolve conflicts that may arise, to ensure tenant satisfaction and retention. Maintain regular meetings with tenant representatives.Assist in property leasing efforts, including preparation of spaces for showing and tours.Assist with implementing marketing strategies to attract new tenants and retain existing tenants.Manage vendor relationships.Provide proper tenant relations for tenant services, alterations, and construction.Maintain established programs of safety and security for building occupants and property. Responsible for issue and control of keys to the property. Prepare required reports of accidents, burglaries, etc. Review Daily Incident Reports.Coordinate Training and drills in conjunction with the Building Security Team.Secure bids for maintenance services required by third party vendors – prepare comparative cost analysis and submit to General Manager for approval.Have basic understanding of construction plans. Help in developing standard building rules and regulations to be followed by construction department or tenant.Assist GM in overseeing construction and tenant improvement projects, including tracking of construction timeline, coordinate access or any other construction activity relating to building operations, monitor costs and keep track of all required lien releases or other construction related documents required for payment applications.Help prepare annual budgets, monthly financial reports, monthly / quarterly reforecast (as needed) and year-end operating expense reconciliations.Review and monitor accuracy of Leasing Reports (in advance of distribution of Monthly Reports), including Stacking Plan, Lease Expirations, Lease Encumbrance, Early Termination, etc.Collect and maintain a database of tenant and vendor certificates of insuranceReview specifications prepared for service contracts. Assist with selection and final award of contract services, vendor negotiation of service agreements and the overall monitoring of vendor performance to assure full compliance with standards established within the service agreement.Prepare lease abstracts and submit billing change notice to Accounting department.Mentor and help train employees.Assist Event & Tenant Services Manager with quarterly newsletter by researching material and providing ideas.Prepare lease documents such as Lease Term Dates.Monitor and update Stevensons Systems space measurement calculations.Monitor Building Website or other information made available or distributed to the public and internally to ensure accuracy and up to date information.Requirements :
Candidates' job experience must illustrate continued upwards progression in the commercial real estate field with specific hands on, direct property management experience, for at least five years.Four year degree highly preferredProfessional property management certifications highly preferredProficiency in Microsoft Word and ExcelStrong knowledge in property management software, (Yardi, MRi or similar accounting software)#BGTA
