Summary
Responsible for performing a variety of skilled structural, plumbing, and electrical building maintenance work at a THA site(s). Work involves the repair and replacement of items such as windows, doors, toilets, faucets, water lines, electrical outlets, and light fixtures. Incumbents act as lead workers in completing complex tasks.
Essential Job Functions
- Troubleshoot, diagnose and correct routine and complex energy conservation equipment
 - Troubleshoot plumbing, electrical, or HVAC problems and take corrective action, or report to supervisor and develop a plan to correct problems
 - Lead a team of mechanics in performing major projects, such as replacing plumbing fixtures, replacing wiring, replacing or repairing HVAC systems, etc.
 - Unstop commodes and garbage disposals, repair and replace faucets, commodes, sinks, bath accessories, and water lines
 - Replace circuit breakers, wiring, wall socket and switches, lights, and fans
 - Install gas furnaces and heaters in accordance with manufacturer’s specifications
 - Recognize deficiencies in electrical, and water systems that may cause excessive waste.
 - Install and repair plumbing pipes and fixtures, such as toilets, sinks, drains, valves and controls
 - Perform general repairs and tune ups on energy management equipment.
 - Replace filters and CFL fixtures
 - Perform routine and preventive upkeep
 - Receive and review written materials such as work orders and vacancy sheets
 - Inspect of units periodically to determine the efficiency of energy management equipment and write up results
 - Inspect vacated apartments and complete make-ready checklist
 - Inspect hallways and common places, and assure that there is adequate lighting
 - Write work orders, requisitions, and other forms and reports
 - Regularly conduct inventory of equipment, tools, parts, and supply of materials
 
Knowledge, Skills, and Abilities
Knowledge of the Tampa Housing Authority (THA) policies and proceduresKnowledge of the physical layout of the site propertiesKnowledge of basic principles of building maintenance, including standard practices, methods, tools, and materialsKnowledge of general building maintenance including carpentry, electrical, and plumbingKnowledge of local and state building codes, and OSHA work practicesKnowledge of safety rules, including accident causation and preventionKnowledge of occupational hazards and appropriate safety precautionsAbility to communicate effectively orally and in writingAbility to establish and maintain effective working relationships with supervisor, subordinates, co-workers, residents, contractors, and the general publicAbility to understand oral and written instructionsAbility to use maintenance hand and power tools for building and grounds maintenanceAbility to complete work order forms in accordance with established proceduresAbility to inspect, diagnose problems, and complete repairs in a timely and effective mannerAbility to establish and maintain records, such as work orders and parts inventoryAbility to life more than 60 poundsMinimum Qualifications
Requires High School graduation or GED equivalent.Requires a minimum of four (4) years of experience in facility maintenance, construction; or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities.Prefer Journeyman Certification in plumbing, electrical or HVACOther : Valid Florida Driving License Ability to drive pickup truck and van Insurable under the agency’s insurance policy
