Summary / Objective

The Maintenance Supervisor is responsible for the physical upkeep of communities and supervises maintenance technicians. He or she must maintain and operate all mechanical equipment excluding those specifically designated for contract repair and service.

Essential Functions

  • Supervise the maintenance staff.
  • Implement workflow to complete daily tasks.
  • Inspect buildings, grounds, and common areas to identify and address needed preventative maintenance.
  • Ensure that the buildings and common areas are clean, and the grounds are being properly maintained.
  • Maintain inventory and keep par.
  • Create and submit purchase orders to vendors.
  • Identify current and potential safety hazards.
  • Perform necessary maintenance and repairs in units with work orders through our RealPage Application.
  • Turn vacant apartments in

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day.

The employee must frequently lift and / or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type / Expected Hours of Work

This is a full-time position. Days and hours of work are Monday through Friday, 8 : 00 a.m. to 5 : 00 p.m. with rotating on-call status for emergencies.

Travel

Travel is expected between properties.

Required Education and Experience

High school diploma or general education degree (GED) and a minimum of 5 years verifiable apartment maintenance or hotel industry experience required, with a minimum of 3 years verifiable supervisory experience.

Qualifications

Successful candidates must be familiar with Microsoft Office, have a great work ethic, attitude, communication skills and attention to detail.

HVAC Certified, Certified Pool Operator Certification, Knowledge of plumbing, electrical and appliance repairs. Valid driver's license and positive driving record required.
