Senior Construction Manager

SENIOR CONSTRUCTION MANAGER-MULTIFAMILY (UTAH)

Our client is a decades old multifamily real estate development company. The team is seeking a Senior Construction Manager for its Utah multifamily development platform.

The successful candidate will have experience reviewing building and civil plans, reviewing general contractor cost estimates and managing and tracking construction costs, and pay applications.

The leader in this position should be well-organized, detail-oriented, and able to manage and prioritize multiple assignments simultaneously.

This position is based in Salt Lake City.

Overall Job Functions Include :

• as an owner’s representative during the development life cycle of the project.
• negotiate with, and supervise the third-party general contractor.Analyze scope of work, paying special attention to items excluded from the general contractor’s budget.

Work with the general contractor during construction to resolve issues as they arise, certify pay applications based on work completed, and evaluate work for its quality and general conformance with the plans and specifications.

Specific Job Functions Include :

• and maintain an historical cost spreadsheet for use by development during project pursuits.
• and maintain a list of standard finish specs for new developments.
• with development in early design meetings to assure complete scope, appropriate finishes, constructability and cost effectiveness.
• preliminary and final cost estimates, track pricing and maintain critical awareness on costs and trends.
• and maintain relationships with general contractors.
• and maintain liaison with architectural / engineering contacts, city / county building officials and police / fire department to facilitate successful project execution.
• emphasis on reviewing preliminary and final construction documents for completeness, constructability, identification of potential conflicts / discrepancies and generating cost savings / value engineering design ideas.

Candidate Qualifications include :

• Bachelor’s degree in engineering, construction management, architecture or related field.
• 5-10 years of experience in a construction-related position (either with a general contractor or developer) with heavy emphasis on multifamily projects.

Field experience is a plus. Multifamily background is a necessary qualification.

• Must have experience in bringing a project from beginning to close
• Absolutely must have wood frame or Type 5 building experience
• Experience and understanding of both civil and building drawings and details.
• Strong analytical skills and ability to review and coalesce data into a meaningful format for future analysis.
• Excellent organizational skills and attention to detail.
• High degree of motivation and self-drive and desire to be an integral part of a thriving business line within our company.
• Proficiency and strong working knowledge of Microsoft Office.
