LIVE-IN BUILDING SUPERINTENDENT

60-Unit Residential Property – Groton, Connecticut

Compensation :

Base Pay : $40,000 – $70,000 (depending on experience)

On-site Housing : 1BR / 1BA Apartment (Valued at ~$22,000 / year)

Total Compensation Potential : Up to $95,000

Recently Converted  to Luxury Residential

All New Construction

Employment Type :  Full-time, Live-In (Must Reside On-Site)

About the Role :

Join our team as a full-time, live-in Building Superintendent overseeing a 60-unit residential property converted from a hotel. The ideal candidate is a hands-on problem solver experienced in multiple trades, able to handle everything from maintenance to vendor coordination.

Responsibilities :

Daily building operations and maintenance of 60-unit property.

Perform or coordinate repairs : HVAC / heating & cooling, carpentry, painting / drywall, tiling, light plumbing / electrical.

Supervise vendors and contractors for major building systems.

Handle emergency repairs and ensure code compliance.

Maintain inspection logs, preventive maintenance schedules, and resident service requests.

Collaborate with ownership and management to maintain property standards.

Requirements :

Must live on-site full-time in provided 1BR / 1BA apartment.

Minimum 5 years' experience in property maintenance or superintendent role.

Skilled in at least two trades (HVAC, carpentry, painting, plumbing, or electrical).

Excellent communication and problem-solving abilities.

Valid driver’s license; background check required.
