Our complex is part of the Dallas Housing Authority as we provide quality, affordable housing to low-income families and individuals through the effective and efficient administration of housing assistance programs across North Texas. Job Description :
The Director position will oversee the daily operations of the independent living complex. The Director will work directly with the Dallas Housing Authority (DHA) to ensure all DHA requirements are met and required admission processes are followed. The Director is responsible for ensuring the efficient operations of the community and maintaining resident relations.
Job Responsibilities :
Lead, support and supervise the office staff, Leasing Consultant(s) and Maintenance team, including training, performance guidance, reviews, hiring, promotion and termination.
Guide and direct all aspects of leasing and maintenance procedures ensuring policy compliance regarding all operations.
Hire, train, supervise and motivate on-site team
Analyze community performance and trends to develop and implement monthly marketing plan.
Enforce safety policies, regulations and OSHA / Fair Housing
Ensure compliance with financial budgets and expense control.
Approve all invoices in a timely manner and forward for payment on a weekly
Secure bids for repairs and replacement work beyond capability of staff at direction of Regional Property Manager
Ensure required and requested reports are completed accurately and submitted in a timely manner.
Provide excellent customer service while maintaining the highest standards for resident
Issue appropriate notices as necessary (i.e., late payments, evictions, returned checks).
Monitor the posting of all rents, deposits and fees, as well as ensure daily bank deposits.
Respond to calls and inquiries from customers, residents, team members and vendors
Adhere to all local / state / federal laws and comply with policies and
Gather insurance information and forms for vendor references and
Physically walk and inspect property on a regular basis, as well as verify condition of vacant units.
Report all liability and property incidents to Regional Property Manager and the corporate office immediately.
Responsible for ensuring a professional appearance and attitude at all times for yourself and on-site team members.

Qualifications :
At least three years’ experience in multifamily property management, with progressively increasing level of responsibility.
Effective verbal and written skills
Experience working with the Dallas Housing Authority (DHA)
Business mindset to help drive the community’s financial outcomes
Ability to read and interpret documents such as leases, operating instructions, and procedure manuals.
Demonstrated ability to lead a successful
Excellent organizational skills, with ability to work under limited supervision while maintaining a high degree of accuracy and production.
Outstanding telephone etiquette along with excellent written, verbal, and interpersonal communication skills.
Proficiency with MS Office applications (Outlook, Word and Excel software), as well as property management software preferably OneSite.
