The Superintendent 1 will serve as a vital team member managing specific areas of the Project in conjunction with the Lead Superintendent on the full scope of the physical construction of the project. The Superintendent 1 is responsible for Safety, QA / QC, Subcontractor Management, Document Control, Schedule, Relationship Management & Project Management while representing Callahan Construction Managers throughout the full project cycle. The Superintendent directs the day-to-day work of Callahan, Inc. tradesmen and the Subcontractors to turn out high quality work, within budget and on time. The Superintendent also plans in advance and ensures the flow of personnel and materials will be available.

Essential Functions
Safety :
- Enforce compliance with all safety laws and regulations. Stop unsafe work and order Callahan, Inc., and Subcontractor employees away from hazards, etc. Ensure follow through of all safety recommendations of the Safety Manager
- Manage safety inspection reports, verify remediation has occurred and document
- Manage NFPA 241 Compliance
- Manage site security daily - gates, fence line, signage, cameras
- Walk entire project daily reviewing overall compliance and document in the daily report
- Notify Safety Manager of all incidents and near misses
- Track subcontractor tool box talks
- Hold stand downs as needed
- Coordinate with subcontractors and the Safety Manager for all JHAs and SOAP plans in advance of the work.
QA / QC :
Assist in creating the project-specific QA / QC management planDrive the process for all mockups and quality benchmarksSchedule, lead and document all area-specific preconstruction and mockup meetingsSchedule and record 3rd party testing and inspectionsManage deficiency logs including distribution of A / E and 3rd party reports, assignment of trades and documentation of item close outPerform and manage work to complete lists, punch lists and final acceptance in PlanGridUpdate QA / QC manager or schedule, progress and issuesUnderstand and verify MAAB, ADA, & FHA ComplianceManage QA / QC process and reporting requirements with staffVerify Subcontractor layout to ensure compliance with established line and grade, rough openings and other important dimensions and elevationsVerify & Execute :Dimensional verification
Work in place is accurate to design and approved shop drawingsFirst material Inspection logSubcontractor Management :
Run Subcontractor Pre-mobilization Meetings (Exhibit S) for their areaManage risk prevention requirements of site and Subcontractors by ensuring subcontracts and insurances are in place prior to mobilizationManage badge program and ensure that all Subcontractor employees have undergone badge process and safety review prior to starting workEnsure work is available to subcontractors to be successfulIdentify, resolve problems and conflicts, organize meetings and cooperate with team members in various roles as necessaryMaintain good communication and relationships with the labor force and their leadersRun weekly subcontractor meetingsManage delivery schedule, record deliveries and coordinate storage and work areasUnderstand all subcontract scopes of work and oversee subcontractors to ensure complianceManage and enforce daily cleanup and housekeeping, notifying Lead Superintendent of any non-participating subcontractorsNotify the Lead Super of any delays resulting from labor, equipment or material shortagesGive notice as required by subcontract agreement with written confirmation to a Subcontractor prior to performing any work for which a back charge will be processedDocument Control :
Prepare and complete the Project Daily Report containing an accurate record of trade forces and activities, areas worked, deliveries, visitors, weather and any other pertinent information using ProcoreManage T&M Log - verify all slips for work was approved, log is fully detailed, track labor usageManage and perform shop drawing reviewCreate clear and concise RFIs and offer solutions whenever possibleProvide daily photo documentation of project and upload to job folderCompile and maintain all permits, testing, and inspections required for successful project completion and acceptance related to assigned area or scopesCreate and track hot listsSchedule :
Create and update 3 week look ahead every weekManage break out schedules for all areasComplete the update form ahead of all schedule update meetingsReview schedule updates with the Scheduler and Project Manager to address issues and work toward resolution and improvementsMonitor and communicate with subcontractors to ensure that they maintain adequate forces and productivity to execute the work in accordance with the schedule requirements.Own, track, update and notify of all schedule delays to Lead Superintendent, PM and PXRelationship Management :
Establish and maintain positive relations with Subcontractors, Owner, Architect, and EngineersFoster and encourage team environmentMeet abutters, providing a brief overview of the project and providing your contact informationCommunicate effectively in a prompt and professional mannerSchedule and walk with all non-MEP inspectors - Building Inspector, FD, Conservation, etc.Project Management :
Manage daily activities to plan, in advance for all the needs of projectUnderstand the plans, specifications, site, estimate to the extent that the scope, magnitude, and relationship to the finished product are knownProvide input for tracking procurement logAttend weekly OAC meetingsUnderstand and track budgetNotify the Lead Super / Project Manager of all required cost changes involving field conditions and receiving authorization before proceedingManage all tool and equipment needs directly through NESBFollow the BIM Execution Plan and participate as requiredProvide weekend coverage of project in conjunction with entire teamLeadership
