JOB SUMMARY :
Under the direction of the General Manager, the Operations Director implements, coordinates, and supports, with a flexible and proactive approach, the Operations Management Program to ensure that the asset value of the Properties is maintained and protected.
Will work closely with tenant coordination team.
ESSENTIAL FUNCTIONS :
- Responsibility for maintenance of two mixed-use retail / office property mechanical and electrical systems, custodial and landscape operations, and review of all tenant construction.
- Areas of responsibility would include both interior and exterior portions of the common area and project facilities, as well as several SF of leased office space for which LL provides maintenance services.
- Serves as primary Operations / Facilities Liaison to GM / Steiner and to property owners (a public entity) and high-level lessees.
- Coordinates and / or assists the work of Property-contracted outside vendors, including contract preparation, as it relates to areas of responsibility and owner guidelines set forth in the Steiner management agreement.
- Develops and implements a preventative maintenance program for all systems and mechanical equipment. Also works with other stakeholders to maintain an efficient preventative maintenance program.
- Develops and maintains an inventory of parts and supplies for Operations Department.
- Keeps all equipment and tools in safe working order.
- Works with General Manager to develop long range budget plans for maintenance and replacement of major cost items.
- Demonstrates a professional customer service approach with all tenants, providing appropriate support to ensure that tenants are in line with their own and the properties’ goals.
- Participates productively in combined staff / owner meetings, providing input, suggestions, and constructive criticism when appropriate.

SUPERVISOR RESPONSIBILITIES :
This position manages all employees of the department and is responsible for leadership, performance management and hiring of the employees within its department.
Current positions filled are Chief Engineer and Maintenance Technician.
WORK ENVIRONMENT :
This job operates on-site at the properties, where the office is also located. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
While performing the on-site duties of this job, the employee is regularly required to operate mechanical tools and is exposed to fumes or airborne particles, moving mechanical parts and vibration.
The noise level in the work environment and job sites can be loud.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand;

The employee is regularly required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and / or move up to 20 pounds and occasionally lift and / or move up to 75 pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
TRAVEL :
Occasional travel is expected for this position.
REQUIRED EDUCATION AND EXPERIENCE :
- 10 or more years’ experience in facilities maintenance and supervision.
- At least 10 years’ experience managing mechanical, electrical, plumbing, HVAC, fire protection and building automation systems.
- Must have understanding and ability to work on computer programs such as preventative maintenance programs, building automation systems, and Microsoft Office.
POSITION TYPE / EXPECTED HOURS OF WORK :
This is a full-time position and hours of work and days are Monday through Friday 9 : 00 am to 6 : 00 pm. Evening and weekend work may be required as job duties demand.
Employee may be required to be on-call at times.
