The Senior Property Manager is an innovative leader that focuses on providing exceptional care to their customers, mentoring and developing their team, and taking ownership of financial performance and management of our commercial assets. Must be roll up your sleeves manager who will be involved in all day to day aspects of this role.
- Responsible for coaching and mentoring the property management team, including performance reviews, training, and professional development.
- Provide regular feedback to the team via annual performance objectives and reviews, and other communication opportunities.
- Coordinate appropriate training for new hires and property management team.
- Create culture that fosters open communication, collaboration, and rewards team effort.
- Provide day-to-day operational advice and guidance on management decisions and or / facilitate individuals to resolve situations on their own.
- Participate in and lead cross-functional and interdepartmental meetings.
- Maintain fiscal control of assigned properties to ensure properties meet or exceed established financial benchmarks.
- Oversee and participate in the generation of monthly financial reporting packages, including summarizing operational, leasing activity, and analyzing variances.
- Oversee and participate in the preparation of the annual budget to include income, property expenses, real estate taxes, insurance, expense pass throughs, reconciliations, etc.
- Manage cash flow, such as assisting in resolving delinquencies, negotiating contracts with vendors, approving, and paying property invoices and reforecasting as needed.
- Oversee and participate in the accounts payable process.
- Identify, collect, and reconcile all rents, escalations, and other charges as identified in the lease agreements.
- Manage and establish operational policies and procedures of assigned buildings within approved strategy and budget to ensure properties meet or exceed established benchmarks or are redirected.
- Know and follow Property Management Agreement.
- Understand and implement parameters of approved strategy and budget.
- Communicate with asset manager and other property managers to attain economies of scale for contractors.
- Coordinate and / or ensure quality of services provided for the properties.
- Conduct or coordinate property inspections such as fire, life, safety, environmental, cosmetic, functional / economic / physical obsolescence.
- Identify, recommend, prepare bids, and oversee building improvements, consisting of operational and capital projects, tenant finish construction, and make ready construction.
- Respond to and handle building maintenance / repair services and improvement projects. Prepare contracts when necessary.
- Contract with and manage vendors for building maintenance / repair services and improvement projects.
- Maintain sufficient technical and industry contacts and knowledge.
- Assist with the acquisition and disposition of properties as it pertains to gathering, assembling, and logging of due diligence information as directed.
- Establish and maintain effective communications with tenants and asset management to ensure appropriate parties are proactively informed, knowledgeable, and supportive.
- Promote goodwill, provide high-quality service, and implement tenant retention practices.
- Understand and communicate the lease agreement proactively with tenants.
- Provide answers to tenants and or supply resources to tenants.
- Interface with tenants and asset management, sharing appropriate information at the right time using the optimum mode of communication; written, verbal, and non-verbal; effectively.
- Serve as a liaison between tenants and asset management.
Communicates and interacts regularly with Asset Manager, Director of Property Management, Regional Manager, Assistant Property Manager, Property Administrator and Sr. Chief Engineer to facilitate day-to-day business operations. Along with Property Accountant for reporting purposes, budgeting, and reforecasting.
Communicates and interacts regularly with tenants to maintain tenant / property management relationships. Brokerage and Construction departments for 3rd party service providers to ensure quality maintenance and repairs of property. BOMA and IREM trade organizations for business relationships.
Directly supervises 3-12 employees in the Property Management / Engineering Department. Fulfills supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Sr. Property Manager – Bachelor’s degree (B.A.) from four-year college or university; or 10+ years related experience or training in a commercial real estate capacity.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Ability to work with mathematical concepts such as probability and statistical inference. Understanding of finance terms to include NOI, NPV, IRR. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
