Assistant Manager Of Maintenance
Assists with the day-to-day management of building and grounds maintenance activities and employees at SVSU. This includes supervising department employees, maintaining building systems, fire / life safety systems, energy management, grounds, electrical, mechanical, and plumbing functions. Develops, recommends, and administers policies, procedures, and processes in support of departmental operations. Responds to inquiries and service requests from internal stakeholders. Assigns routine and preventative maintenance work orders to appropriate staff and serves as administrative support for the computerized maintenance management system (CMMS). Supports the goals and objectives of the department related to efficient and effective facilities maintenance operations.
Manages departmental employees serving the campus community in maintenance and grounds operations in accordance with the provisions of the collective bargaining agreement. Supervising, training, and evaluating staff; managing work schedules, assignments, and performance reviews. Responding promptly to unique and emergency situations to ensure business continuity. Managing work orders and schedules using the computerized maintenance management system (CMMS) and supporting related departmental technologies. Inspecting facilities and grounds, identifying maintenance needs, and initiating necessary actions or escalating issues. Contributing to operational assessments, process improvements, and the development of strategic maintenance plans. Recommending and implementing maintenance policies, procedures, and best practices while ensuring compliance. Reviewing and updating SOPs, training materials, and communication tools. Building positive relationships with staff, contractors, and campus stakeholders through clear and effective communication. Assisting with budget management, procurement, and the development of bid specifications. Resolving maintenance issues, ensuring safety standards compliance, and coordinating with vendors and contractors. Supporting surplus property sales, including inventory and logistics. Participating in technical discussions on facilities operations, adapting explanations for diverse audiences. Collaborating on projects with Facilities Planning, IT, and other campus departments. Perform other duties as assigned.
General supervision is received from the Associate Director of Campus Facilities or the Associate Vice President for Administration & Business Affairs. Functional supervision is exercised over maintenance staff, student employees, and may include outside contractors.
Bachelor's degree in Business Management, Construction or Facilities Management, Engineering, or other related field. Substantial experience supervising facilities operations and personnel may be considered as a substitute for Bachelor's degree requirement. Three years of building / grounds maintenance management experience, including supervision and leading the work of others. Valid driver's license. Demonstrated ability to establish and maintain positive, effective working relationships within a diverse population. Demonstrated commitment to providing high levels of customer service and improving operational efficiencies and outcomes. Excellent oral and written communication skills. Ability to mediate conflict, provide and receive feedback in a positive and professional manner. Ability to plan, coordinate, analyze, and document specific administrative functions. Ability to use Microsoft Office products and the ability to develop proficiency in technology relevant to the department and the University. Ability to work flexible hours, including weekends. Experience and ability to positively interact with all members of the campus community. Ability to perform the essential duties of the position with or without accommodations.
Experience with computerized maintenance management systems, energy management systems and automated work control practices. Work experience in a unionized, health care, college or university environment. CFM or CEFP certification.
Duties are often performed inside, but will be exposed to outdoor environmental conditions on a regular basis. All work associated with this role must be performed within the state of Michigan.
