We are seeking a hotel asset management professional with an entrepreneurial orientation and a genuine focus on value creation. The role is best suited for someone who approaches each asset as an owner, with a practical understanding of what drives performance, the judgment to prioritize the right opportunities, and the initiative to see them through. The Director of Asset Management will serve as a key member of the asset management team across a portfolio of institutional-quality hotel investments — actively engaged in strategy, performance, and capital allocation rather than functioning purely as a monitor. You will work directly with third‑party operators, brands, lenders, and JV partners to shape outcomes at the asset level. The Director of Business Intelligence-Asset Management must be able to display both a team approach to value creation, yet at times, maintain a higher level of accountability and expectations from the operating team as the owner representative. The candidate needs to be a self‑motivator that is prepared to start and grow within an established asset management organization. The core of this role is identifying and executing on the operational and strategic levers that drive asset performance over time. Specifics responsibilities of the role include: Revenue & Rate Strategy. Diagnosing what each asset truly needs and building the case and plan to get there. Operational Excellence. Review, benchmark and analyze hotel‑ and portfolio‑level financial data and keep informed of the dynamics of each market area to develop a strong understanding of the hotels and their respective markets. Working collaboratively with third‑party operators to improve rate and mix strategies, manage costs, and drive bottom‑line performance — with clear expectations and accountability on both sides. Competitive Positioning. Understanding the competitive set deeply enough to identify white space — in rate, in product, in experience, in market positioning — and translating those insights into actionable property‑level strategies. Asset Intelligence. Anticipating problems before they surface in the numbers. Connecting operational patterns, guest sentiment, booking trends, and market dynamics into a forward‑looking view of each asset’s health. Reporting & Governance. Bringing structure and discipline to weekly, monthly and quarterly performance reviews and partner communications. Effectively interact with in‑house departments including investments, capital planning, accounting, and legal to ensure a consistent understanding of the performance and any potential issues of the hotels. Capital Planning. Support the development and creation of ROI‑driven capital investment thesis for each asset. Identifying projects that meaningfully improve the guest experience, unlock new revenue streams, and/or structurally reduce operating costs We are looking for someone who is passionate about hospitality that combines their experience and expertise with an investor’s mindset and an operator’s instinct to add value to our assets. The ideal candidate will have: 3 to 5 years in hotel asset management, hospitality investment, or PE real estate, with direct experience driving operational and financial improvement at the property level. An entrepreneurial orientation—someone who identifies opportunities proactively, builds conviction independently, and executes with urgency. You do not wait to be told what to look for. Fluency in hotel economics: you understand how RevPAR flows to NOI, where margin leakage hides, and which cost and revenue levers move the needle most in different hotel types and market conditions. Experience working with—and influencing—branded and third‑party operators. You know how to build productive relationships while still holding operators to a high standard. Strong financial modeling and underwriting capabilities, used as a tool for decision‑making rather than an end in themselves. Executive presence and communication skills that allow you to engage credibly with senior stakeholders, on‑property leadership, and regional operating teams.
