Job Description

POSITION SUMMARY

Performs a variety of technical skilled duties related to facility maintenance and mechanical systems operation.

ESSENTIAL JOB FUNCTIONS AND DUTIES

Performs routine and preventative maintenance of building heating, ventilation, and air conditioning (HVAC) and mechanical systems and devices.

Monitors graphic panel displays, logs pertinent information, verifies proper water circulation, pump operations, and heating / cooling temperatures.

Verifies, checks, and repairs air bound water lines and assures airtight piping system.

  • Performs complex HVAC tasks such as repairs and replacement of damper motors and dampers. Troubleshoots problems with the system and makes repairs.
  • Responds to maintenance requests, makes necessary adjustments, and logs / documents activities in a timely manner as required.
  • Operates heavy equipment such as, forklifts, skid steer, manlifts, scissor lift, and mini excavator.
  • Installs electronic controls for heating and cooling zones per established procedures and verifies operation. Utilizes electronic service tools to adjust or modify heat and cooling zones and monitors system status via computer.
  • Performs common mechanical repair duties.
  • Responsible to ensure general campus security. Performs daily activities such as responding to and disarming security systems, opening secured areas, determining inside and outside lighting needs, monitoring cameras, and opening buildings.
  • Performs general safety related tasks due to various weather conditions. Actively monitors and manages safety in all parking areas and walkways by managing snow removal and keeping campus clean, clear, and safe.
  • Responsible for the cleanliness and safety of the outside property this includes but not limited to trash, human waste, biohazards, chemical spills (oil, gas, antifreeze, etc.).
  • Performs complex plumbing tasks such as repairing broken or leaking water supply lines, repairing and replacing toilets, urinals, and drain lines.

Clears clogged toilets, urinals, drain lines, and troubleshoots plumbing problems.

  • Coordinates housekeeping, including purchasing supplies.
  • Performs complex electrical tasks, such as replacing or repairing circuit breakers, installing new power line service from electrical panels, replaces lighting equipment, and troubleshoots electrical problems.
  • Performs general maintenance including carpentry, paint, carpet, masonry, and finish work.
  • Performs metal fabrication by welding, brazing, cutting, drilling, and related ironwork.
  • Oversees landscaping and general groundskeeping, maintenance, beautification, trash cleanup, etc. Maintains and repairs grounds equipment and irrigation system to assure proper running order.
  • Oversees fleet vehicles, including but not limited to, safety, maintenance, licensing, cleanliness, and any other needs for the fleet to ensure that they are ready for our employees to operate.
  • Reads and interprets blueprints, sketches, drawings, diagrams, and piping and instrument drawings.
  • Required to take on-call duty and respond to after-hours requests and emergencies as needed.
  • Recommends changes to existing maintenance systems to increase efficiency and convenience for maintenance staff and company employees.
  • Maintains strict confidentiality.
  • Performs other related duties as required.

Required Experience

Education and Experience

High School diploma and two (2) years of specialized training in refrigeration and air conditioning, electrical, mechanical engineering, or other related field(s) provided through college, in service, or professionally sponsored workshops;

and two (2) years of responsible facilities maintenance experience; or an equivalent combination of education and experience.

Forklift Operation Certification and Skid Steer Operation Certification are required to be obtained within 6 months of hire.

The following qualifications are preferred :

  • Professional technical licenses or certifications.
  • Experience with iVue, Staefa, and HVAC system software programs.
  • Experience with computerized maintenance management system.
  • Experience operating a snowplow.
  • Experience with forklift operation.

  • HVAC computerized maintenance systems.
  • Basic construction trades and custodial service techniques and procedures.

  • Computer operations, Microsoft Office, and various program applications.

Required mathematical skills include working knowledge of :

Calculating figures and amounts such as volume, area, proportions, and percentages.

Must possess excellent communication skills :

  • Customer service skills with a responsive and courteous attitude.
  • Communicate with department heads regarding equipment issues, status of projects, and problem resolution.
  • Communicate with vendors regarding complicated facility conditions and problems.
  • Communicate effectively, verbally, and in writing.

  • Develop effective working relationships with supervisors, co-workers, and the public.
  • Resolve problems.

Work Environment

Tasks require a variety of physical activities which generally involve muscular strain and activities related to walking, standing, stooping, sitting, reaching, talking, hearing, and seeing.

Vision requirements include peripheral vision, depth perception, and ability to adjust focus. Common eye, hand, and finger dexterity are required to perform essential functions.

Duties require frequent exposure to a noisy environment, dust, chemicals, and outdoor weather conditions. Tasks require lifting and carrying of objects weighing between 50-100 lbs.

Position requires occasional travel for office business. Individual must be physically capable of safely operating a vehicle, possess a valid driver’s license, and have an acceptable driving record based upon data provided by a current Department of Motor Vehicle Record (MVR).
