You will be part of a team overseeing a portfolio of multifamily apartment buildings, providing value to a host of owners, not just to a single building. Job Description We are seeking an organized and process-oriented Maintenance Manager to join our growing team.
This position will be responsible for overseeing day-to-day maintenance service requests, repairs and custodial tasks for 300 units across Metro Denver. The ideal candidate is an energetic professional who enjoys taking on a variety of responsibilities.
This person can work independently and lead a team with minimal supervision, is well-organized, flexible, and thrives in a dynamic environment supporting a diverse team.
The selected candidate will be part of a two-person team (to include one Maintenance Technician) at first, so the ability to build capacity among team members to promote their independent functioning is a critical skill we seek.
Our goal is to continue growing in the region, which will result in a larger maintenance unit for you. Key Responsibilities Determine warranty eligibility vs. repair need, for both larger building items as well as components (HVAC, appliances, etc.) Manage property and portfolio inventory, including keeping maintenance and cleaning supplies stocked according to standards Create, manage, and participate in maintenance emergency / on-call schedule Hire, train and manage direct reports, which could include porters, punch / turn technicians, and / or maintenance technicians Ensure compliance with local and federal building regulations, in conjunction with property management leadership Complete work orders efficiently and effectively Document work order notes accurately, including time stamping within work orders and providing detailed notes Communicate follow-up needs to head of portfolio / resident services manager Maintain and keep on hand basic toolkit Attend all meetings & trainings as assigned Present professionally every day, including uniform appearance, demeanor, and communication with residents and team members Follow best practices, including Fair Housing and procedures of CHARLESGATE POD structure Adhere to all safety standards in compliance with company, local, state, and federal regulations Ability to lift and exert up to 50+ pounds occasionally, 25–50 pounds frequently, and 10–20 pounds regularly Qualifications High School Diploma or GED required Personal vehicle and basic tools required Certifications or special licenses (HVAC / EPA, Electrical) preferred Minimum 4 years of professional maintenance experience in a fast-paced environment Experience in the property management industry is required, with progressive increases in responsibility to include at least one year supervising a maintenance team Proficiency in the following maintenance skills :
