Summary of Responsibilities

The compliance leader is responsible for ensuring that properties maintain program requirements set by the state, syndicators, asset managers, and other entities to sustain compliance for affordable properties managed by Avenue5.

Primary Responsibilities and Objectives

  • Provides guidance to on-site teams and regional leaders to ensure affordable program requirements are met.
  • Provides guidance to associates on operational compliance matters involving state laws.
  • Assists properties with preparation for audits and audit responses.
  • Performs a full range of resident file reviews and new applicant file reviews.
  • Assists with agency audits based on generally accepted standards and within policies included in state and federal law and administrative regulations.
  • Prepares sites for agency reviews and prepares responses to on-site agency review reports.
  • Responds to various questions and issues regarding property reviews.
  • Tracks current and upcoming annual household recertification for affordable properties.
  • Monitors various state, county, city, and other government websites for any changes to program compliance.
  • Monitors properties for continuing program compliance.
  • Assists with the preparation of upcoming recertification summaries and packages for regulatory eligibility.
  • May be asked to travel to properties to attend audits as needed.
  • Works with suppliers and on-site staff to report audit findings to assist management with recommendations to develop appropriate action plans to address identified risks.
  • Works with suppliers and on-site staff to cause the accurate and timely submission of all regulatory required reports.
  • Ensures sensitive data is secure and managed appropriately within the compliance department and throughout the company.
  • Provides guidance and instruction on compliance matters to new associates.
  • Demonstrates high standards of conduct and ethics as well as appropriate judgment, independence, and discretion.
  • Performs other tasks as required when directed management.
  • Comply with all company practices, policies, and procedures as well as applicable health and safety rules and regulations and local, state, and federal laws.

Education and Experience

  • High school diploma is required for this position.
  • Minimum of five years of experience with affordable housing compliance is required.
  • State or Federal certification in Affordable Housing is preferred.

Skills and Requirements

  • Ability to read, analyze and interpret regulatory agreements, reports, and legal documents.
  • Experience in state, county, and federal funding programs.
  • Analytical thinking, data collection, problem solving, and decision making are essential for this position.
  • Ability to use a personal computer and advanced working knowledge of email, Microsoft Word, Excel.
  • Ability to use general office equipment, such as telephone, fax machine, printer, and copier.
  • Excellent customer service and interpersonal skills; ability to relate to others.
  • Professional verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to multi-task.
  • Ability to make quick and effective decisions.

  • Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assigned.

Scheduling

Typically, normal business hours Monday to Friday.

Environment

Exposure to environment typically found in an office building.
