Assistant Property Manager, Multifamily (Affordable)

The Multifamily Assistant Property Manager is responsible for maintaining our affordable residential communities to a market-ready standard, ensuring a high-level of service, at all times. Multifamily Assistant Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the affordable property. Required full-time on-site schedule. $30-$33 / hour, eligible for benefits and additional earnings.

Essential Job Duties

• Ensuring the smooth running of our community in a fast-paced environment.
• Assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
• Assist the Property Manager with providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
• Complete lease / renewal paperwork to ensure completion to company standards.
• Track and evaluate advertising, and all client traffic.
• Assist the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company.
• Assist the Property Manager with the day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
• Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
• Maintain residents' files in accordance with company standards.
• Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
• Manage and maintain all aspects of overall community budget and finances.
• Work with leasing staff to ensure that leasing / marketing goals are being met.

Competencies

Important Education

Bachelor's Degree preferred. High School Diploma, GED, Technical or Vocational school required.

Important Experience

3+ years of on-site Multifamily Property Management experience, in a Leasing or Assistant Property Manager role. 1+ years of on-site Multifamily Affordable experience. Yardi systems. Strong preference for bilingual English-Spanish fluency.

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

Physical Demands

They must be able to ascend and descend staircases, ladders, and / or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee must be able to travel up to 15% of the time. Travel may vary in frequency and duration. The employee must demonstrate the ability to exert up to 25 pounds occasionally, and / or up to 25 pounds frequently, and / or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.
