Make Ready Project Manager
We are seeking a highly organized and detail-oriented Make Ready Project Manager to oversee and coordinate all aspects of the unit turnover ("turn") process across a portfolio of multifamily properties. This role requires a strong background in project management, logistics, and workflow optimization to ensure that units are prepared for occupancy on time, within budget, and at quality standards. The ideal candidate thrives in fast-paced environments, has excellent communication and vendor coordination skills, and is proactive in identifying inefficiencies and implementing process improvements.

Key Responsibilities
Turn Process Management
Plan, schedule, and execute the unit turn process from move-out to move-in across multiple properties.Coordinate all turn-related activities including cleaning, painting, maintenance, flooring, inspections, and final walkthroughs.Develop and maintain detailed turn schedules using project management tools or software.Ensure timely completion of unit turns to minimize vacancy loss.Project and Vendor Coordination
Manage and communicate with third-party vendors, contractors, and internal maintenance teams.Track progress, verify work quality, and ensure compliance with company standards and timelines.Review vendor invoices and assist with budget tracking and cost control.Logistics and Inventory Management
Maintain an accurate inventory of supplies and materials needed for unit turns.Forecast and order materials ahead of scheduled turn dates.Optimize storage and delivery logistics to reduce delays and inefficiencies.Reporting and Documentation
Maintain accurate records of unit conditions, repairs, costs, and timelines.Produce regular reports on turn performance metrics, costs, and project status updates for leadership.Conduct post-turn evaluations to identify bottlenecks or quality issues and recommend improvements.Cross Department Collaboration
Work closely with leasing, maintenance, and property management teams to ensure alignment during the turn process.Participate in weekly operations meetings and provide status updates to stakeholders.Qualifications
Required :
3+ years of experience in multifamily property management, construction coordination, or related project management role.Strong organizational and time management skills with a proven ability to manage multiple projects simultaneously.Excellent communication and vendor negotiation skills.Proficiency in project management software (e.g., Monday.com, Trello, Asana, or similar tools).Strong working knowledge of Microsoft Office Suite or Google Workspace.Valid driver's license and ability to travel between properties.Preferred :
Experience using Yardi, RealPage, or other property management software.Background in facilities management, logistics, or construction project coordination.PMP or related project management certification a plus.Key Competencies
