Requirements

Strong Underwriting & Financial Modeling Skills : Deep expertise in 3-statement modeling and levered returns analysis, essential for a PE-style underwriting approach focused on unique real estate assets with long-term hold strategies.

Experience in Private Equity, Investment Banking, Corporate Development, or Other Relevant Roles : Understanding of operational cash flow dynamics and credit analysis specific to leisure and entertainment real estate with triple net leases, aligning with the portfolio's niche focus.

Ability to Collaborate Across Investment & Legal Teams : Proven track record partnering with BD, legal, and asset management teams to underwrite deals and drive them through to close, emphasizing strong cross-functional communication and teamwork.

Responsibilities

Research & Analysis : Conduct independent market and asset research leveraging platforms like Capital IQ, CoStar, and Bloomberg to develop and maintain integrated financial models and databases that drive investment strategy.

Transaction Evaluation : Execute initial quantitative and qualitative assessments of prospective real estate investments, crafting pricing and term recommendations to aid deal sourcing and client presentations.

Underwriting & Due Diligence : Lead end-to-end underwriting processes encompassing financial, credit, and real estate analysis, including site visits and management interviews, to build investment theses and prepare materials for investment committees.

Presentation & Communication : Create concise, data-backed presentations that summarize deal terms, asset performance, and market insights for senior leadership and investment decision makers.

Asset Management Support : Perform ongoing portfolio monitoring and financial reviews of current investments, analyzing tenant performance, risk factors, and returns to support asset management and executive teams in strategic decision making.
