Job Description

Essential Staffing Solutions is seeking a dependable, hard-working, and self-motivated Service Maintenance Manager for a National Property Management Company at a prestigious apartment community.

Summary : The Maintenance Supervisor is responsible for directing the maintenance staff, overseeing the physical components of the community, scheduling of contractors, turnover of units, and providing quality customer care and services to existing tenants and new prospective tenants. He or she is also responsible for directing all necessary preventative maintenance programs, capital programs and necessary repairs.

Responsibilities

• Assist in hiring, training and managing the maintenance staff, including seasonal employees.
• Assist the General Manager in preparing the annual budget.
• Adhere to the budget guidelines for the operation of maintenance and capital programs.
• Establish schedule for maintenance coverage at the community.
• Inspect and maintain all building components, including the roofs, regularly.
• Schedule, manage, and review the apartment turnover process.
• Maintain an adequate inventory of supplies, materials and equipment.
• Perform maintenance work, as needed.
• Work closely with the General Manager to establish sound resident relations and complete projects timely.
• Direct all maintenance procedures to ensure that job assignments and work orders are carried out promptly, efficiently, courteously and in accordance with established procedures.
• Answer emergency calls and provide "on call" support when necessary.
• Maintain the shop and storage areas in a clean, orderly and secure manner.
