Job Summary :
Under the direction of the COO & Principal, the Project Manager is responsible for helping implement new maintenance programs, leasing administration, capex project management, and SOP compliance enforcement. The ideal candidate will have a passion for Multifamily Real Estate project management and MUST have at least 3+ years working in multifamily property management. This person will play a pivotal part in supporting internal company process management and will also be responsible for helping roll-out new company initiatives.
- This individual will be administratively focused, with a high priority on organization, process management, and a passion for compliance and auditing. This position is 100% HQ based out of the corporate office in Richmond, VA.
Financial :
Maximize cash flow at the property by minimizing delinquencies, ensuring timely rent collection, monitoring banking activities and daily deposits, and contacting residents to collect overdue rentEnsure all data is correct by monitoring input and report functions, accuracy and timely preparation of leasing activities, A / R cash receipts, A / P Invoices, statements of disposition, monthly closing procedures, and late feesReview and analyze all bid summaries for purchase of goods and services, monitor the vendors work, and guarantee accurate invoicingEnsure that all contracted services and materials are accounted for and that the work has been performed properly prior to the release of paymentProcess delinquent residents according to policy, collect late fees, and file on units at the appropriate deadlineServe as property representative in court proceedings, understanding all property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing and unlawful detainer / eviction actionsMarketing :
Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, show apartments, ensuring all move-in paperwork is accurately preparedMonitor direction of rental activity and all on-site sales, marketing outreach, and advertising plansMaintain on-going, in-depth knowledge of associated market, market rents and demographics to give a competitive edgeEvaluate and make recommendations for rental pricingMonitor daily move-in / move-out property status reportsMonitor compliance with Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standardsCustomer Service :
Complete a daily inspection of the property and market-ready unitsMonitor and direct service operations to ensure service requests are completed within 24 hours and curb appeal standards are metSupervise safety and risk management functions including coordinating monthly safety meetingsReview resident retention programs to meet residents needs and improve retentionProvide excellent customer service and display courteous and professional attitude toward all customersMaintain availability or coverage for emergencies, on-call duties, resident functions, and weekendPersonnel Development :
Recruit and select team members by understanding and adhering to company’s selection process policies and proceduresTrain, coach, and mentor team members, working with the Property Manager as well as providing on-going feedbackPerform other duties as requiredRequirements :
High School Diploma or equivalent, Bachelor’s degree or CAM / CAPS highly preferredAt least 3+ years property management experienceThree years supervisory experienceWorking knowledge of eviction law, Fair Housing mandates and other legal issues affecting property managementExcellent English communication skills, both verbal and writtenStrong computer skills, especially in the Microsoft Office SuiteMust be able to walk apartments and grounds, including steps and climbing stairsValid driver’s licenseThe annual salary range for this position is between $70-75K plus commissions & bonuses (20%+.) Salary commensurate with experience.
