Residential and Commercial Regional Director

Join a dynamic property management company overseeing a diverse portfolio of residential and commercial properties. We are seeking a highly motivated and experienced Retail, Commercial, and Residential Regional Director to lead and optimize the performance of our properties.

Responsibilities :

• Supervise property management and leasing teams, providing guidance, support, and additional training as needed.
• Ensure adherence to company policies, procedures, and standards in all interactions both internal and external.
• Implement and enforce position training programs for all company employees with certification requirements.
• Conduct in-depth interviews with potential candidates to ensure they meet all qualifications.
• Oversee and manage maintenance, repairs, and improvements to enhance property value.
• Hold Project Managers accountable for their supervisory responsibilities (including maintenance and other team members), ensuring all maintenance tickets are completed accurately and expediently.
• Implement strategies to enhance tenant experience and satisfaction.
• Handle tenant escalations and find beneficial solutions to any parties involved.
• Collaborate with finance department to ensure accurate and timely financial reporting, provide financial reporting to owner.
• Develop, manage, and monitor property budgets, identify cost-saving opportunities, communicate budgetary expectations set by leadership.
• Develop and implement leasing strategies to maximize property occupancy.
• Identify and inspect new possible acquisitions, monitor real estate trends, and participate in new property acquisition negotiations.
• Read, understand, and utilize building and construction blueprints and assist in the planning, project management, and execution of construction projects.
• Ensure construction projects are completed in a timely manner and accurately to tenant specifications.
• Perform cash, certified fund, check, and bank deposit handling duties.
• Execute eviction notices and make court appearances as needed and ensure property manager complete evictions in a timely manner.
• Foster a collaborative and positive work environment.
• Perform occasional travel on-site both in and out of state, visit sites weekly or bi-weekly per company ownership.
• Administer and document employee performance evaluations as needed.
• Any other tasks as requested by management or as needed.

Qualifications :

• Bachelor's degree in business, construction project management, or hospitality related field (preferred), or 10+ years of Project Management experience in a related field.
• Proven experience in property management with a focus on long-term commercial and residential properties
• Strong understanding of local real estate market trends and regulations.
• Excellent communication and negotiation skills.
• Demonstrated leadership experience with the ability to motivate and manage teams. Proficient in property management software and Microsoft Office Suite.
• Knowledge of fair housing practices, and proof of completed certification within 90 days of hire date.
