Senior Commercial Property Manager
Responsibilities
Act as main point of contact for tenants, Coordinate tenant movie-ins, move outs, and
space walk throughs and act as primary contact with the property owners to ensure that
objectives are met.
Conduct regular inspections of the properties and tenant spaces to ensure compliance
with leases and proper upkeep of the property.
Initiate, contract, and administer all necessary services to maintain and enhance the
value, the operating efficiency, and physical appearance of the properties.
Perform all lease administration duties, perform collections duties, and coordinate
default proceedings.
Develop and manage the annual budgets for assigned properties and ensure properties
operate within the approved budget. Review monthly operating reports and explain
budget variances. Manage accounts receivable; review operating expense
reconciliations.
Collect rent and pay expenses per lease terms, prepare all required legal notices, and
coordinate legal action as needed.
Review and reconcile tenant rents and Common Area Maintenance (CAM) recovery
charges.
- Handle on-call situations with tenants, venders, and emergency situations.
- Provide professionally written correspondence and verbal communication.
Qualifications
- Minimum of 5 years of experience in commercial property management or related field.
- Real estate license required. CPM or RPA professional designation or candidacy
preferred.
- Excellent communication, negotiation, and problem-solving skills.
- Ability to interpret documents such as leases, safety rules, plans, and specifications,
operating and maintenance instructions, and procedural manuals.
- Proficiency in property management software (Yardi) and Microsoft Office Suite.
- Bachelor’s degree in business, Real Estate, or a related field (preferred).
- Demonstrate a high attention to detail.
