Position Summary
The Construction Estimator is responsible for preparing accurate, thorough, and competitive cost estimates for commercial construction projects across multiple sectors, including hospitality, higher education, corporate office, public safety, and government facilities. This role analyzes drawings, performs detailed quantity takeoffs, manages subcontractor pricing, and collaborates with internal and external partners to support preconstruction and project planning efforts. The Estimator ensures that each estimate reflects the project requirements, schedule considerations, and current market conditions.

Key Responsibilities

Estimating & Cost Analysis

• Prepare conceptual, schematic, and detailed estimates for commercial hospitality, education, government, office, and public safety buildings.
• Perform comprehensive quantity takeoffs for architectural, civil, structural, and MEP scopes.
• Interpret drawings, specifications, and RFP documents to determine project scope and cost implications.
• Develop detailed cost breakdowns, unit pricing, and estimate reports for review by leadership and project teams.
• Assist in the development of budgets, GMP proposals, and bid packages.
• Support valueengineering efforts and recommend costeffective alternatives.

Subcontractor & Vendor Coordination

• Identify, qualify, and maintain relationships with subcontractors and suppliers across all major trades.
• Solicit and review bids to ensure adequate coverage and competitive pricing.
• Conduct subcontractor scope reviews to confirm accuracy, alignment, and completeness.
• Ensure bid leveling and provide clear comparisons and recommendations.

Preconstruction & Team Collaboration

• Work closely with project managers, superintendents, architects, and engineers to clarify design details and project assumptions.
• Participate in preconstruction meetings, constructability reviews, and schedule development discussions.
• Support cost modeling and scenario planning during early project phases.
• Assist in developing bid strategies and pricing approaches for competitive procurements.

Risk Management & Quality Control

• Identify cost risks, scope gaps, and potential areas of uncertainty within design documents.
• Incorporate allowances, contingencies, and clarifications as needed.
• Track historical cost data and monitor market conditions to improve estimating accuracy.
• Ensure estimates follow company standards and industry best practices.

Qualifications

• 3-8 years of estimating experience in commercial construction; experience with hospitality, higher education, office, public safety, or government projects is a strong plus.
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
• Proficiency in estimating and takeoff software such as Bluebeam, OnScreen Takeoff, ProEst, Sage/Timberline, or similar tools.
• Strong knowledge of construction means and methods, materials, and industry standards.
• Ability to interpret complex architectural and engineering plans.
• Excellent analytical, organizational, and communication skills.
