Overview
Ainsworth (a GDI company) is seeking a Project Manager to lead projects from pre-construction through close-out, including planning, subcontractor / vendor management, scheduling, field coordination, and financial oversight. Engagement covers pre-construction, subcontractor / vendor leveling, client interaction, and service opportunities.
Responsibilities
- Review projects prior to kick-off meetings. Visit job sites as necessary.
- Advise purchasers of specific conditions or potential cost savings; maintain preferred subcontractor list.
- Develop a job-specific schedule for mechanical trades based on the GC base schedule.
- Attend, monitor, and propose solutions at coordination meetings as required.
- Manage field subcontractors to ensure the project schedule is met.
- Provide mediation and troubleshooting for clients and subs throughout the project.
- Meet with the Project Engineer to discuss project status, issues, and look-ahead.
- Own or delegate the completion of daily labor, safety, and other required field reports.
- Monitor project progress through site visits and daily communication with subcontractors, vendors, etc.
- Attend client interviews as deemed necessary by the executive team and estimating department.
- Ensure timely submission and release of shop drawings and equipment by the project engineer.
- Establish relationships between client and service department for future service agreements.
- At 90% completion, confirm punch list is received and startup / balancing tasks are completed.
- Mentor the Junior PM through involvement in project issues and meetings.
- Coordinate installation with client and other trades.
- Monitor change orders for scope, status, materials, and customer acceptance.
- Oversee project finances and cash flow, minimize risks, collect payments and change orders, and reduce back charges.
- Prepare monthly payment requisitions (pencil and final) and follow up on payments.
- Collaborate with accounting to submit accurate invoices and monitor progress billing.
Qualifications
Up to 10 years of experience in fast-track fit-out work (new construction experience a plus).Personable and professional demeanor with a client-centric focus.Self-motivated, proactive, high energy, decisive.Analytical thinker with the ability to act quickly.Office and field experience overseeing all aspects of mechanical projects.Experience in strategic planning and evaluating field risks.Knowledge of project financials (budgets, buyouts, leveling, AIA, SOV, POs, COs).Technical understanding of HVAC air and water systems and their functions.Team player with the ability to balance delegation and hands-on work.Subcontractor / vendor supervision and quality control.Excellent written and oral communication skills.Effective planning, prioritization, and proactive problem solving.Ability to coordinate and resolve field issues with other trades.Proficiency in MS Excel, Outlook, and Word; AutoCAD a plus.Benefits and Work Environment
