The Director of Facilities is a leadership role overseeing all new project start-ups (on and off on-site), operating assets and serving as a liaison between operations, business development, asset management and construction. This position will be responsible for setup and implementation and operational execution at all new projects and will be a driving force behind maximizing performance by formulating business plans, analyzing market conditions, adapting execution strategies, interfacing with partners and reporting on key performance indicators. This position directly supervises the maintenance, capital improvement and purchasing function at providing direct oversight of site level maintenance and facility team management.

Responsibilities

Primary Responsibilities and Duties :

• Provide direction and oversight, review performance and strategy of management teams, third party off-campus operators and work in close coordination with the Gilbane departments of Asset Management and Marketing.
• Prepares annual budgets, capital plans and financial plans / projections for review and approval. Monitors and reviews monthly financial and marketing performance. Ensure compliance with required investor governance, loan covenants and partner KPI's.
• Conduct periodic physical site inspections and file reviews and document and communicate results.
• Oversee and manage any large scale capital projects and / or renovations.
• Prepares and directs annual strategy related to new asset transitions, move in / out planning and coordination of overall facility condition monitoring.
• Supports the pursuit of on-campus P3 awards though operational underwriting, drafting of proposal narrative and participating in campus visits, interviews and / or presentations.
• Work in tandem with the operations and nursing teams as well as campus partners to develop business plans, project pro formas, operating budgets and execution strategies for each asset or new project.
• Implements improved processes and operational methods to generate strong asset and facility performance, workflow optimization while maximizing revenue / profitability and minimizing risk.
• Network with clients, vendors and partners to build and maintain strong relationships.

Salary to be determined based on factors such as geographic location, skills, education, and / or experience of the applicant, as well as the internal equity and alignment with the team.

For Washington, D.C. this ranges from $80,000 - $90,000 plus benefits and retirement program.
