Job Details
Responsibilities :
- Proficient managing multiple multi-million dollar projects mainly in the Fresno area but also in other adjacent markets concurrently.
- Provide preconstruction direction to fulfill the asset management team’s vision
- Adhere to the procedures, filing and documentation of the construction departments
- Obtain competitive bids on all projects per the Construction Process Walkthrough.
- Maintain accurate scheduling and proactive approach to conflict resolution to ensure projects are delivered on time and on budget
- Participate in weekly team calls to report on progress
- Familiar with Landlord Work Letters and the internal budgeting of them.
- Comfortable with negotiating construction agreements.
- Work closely with third party property managers, leasing agents, brokers, tenants, and consultants, to communicate progress on tenant improvement projects.
- Perform routine property inspections to ensure property and vacant suites are show-ready.
- Maintain and expand relationships with our existing contractors.
- Negotiate third party contracts and oversee implementation of capital improvement and other value-add’ projects.
- Manage the capital improvement strategies and processes, including oversight of construction management activities.
- Perform ad-hoc analysis of potential issues while developing strategies to manage conflicts.
- Work collaboratively with Company acquisition team members in evaluating potential investments and opportunities.
Qualifications :
- Bachelor's Degree in Engineering, Architecture, Construction Management, or a related field of study
- 5+ years of commercial construction experience as both a General Contractor and Owner's Representative
- A minimum of 3 years of experience as a Project Manager supervising project teams
- Prior experience with ground-up commercial projects (local retail, shopping center, corporate office, and industrial / warehouse project experience strongly preferred)
- Knowledge of both the pre-construction and construction process
- Proficiency with CAD, MS Office Suite, and other Project Management and Scheduling Programs
