Lead Generation & Digital Marketing Manager

The Position :
As the Digital Marketing & Lead Generation Manager , you will be responsible for setting up and managing the overall lead generation strategy and managing the website performance across our portfolio of active adult communities.
- Regularly monitor and manage portfolio wide and individual community traffic.
- Create and execute lead-generation strategies to ensure we are driving qualified and cost-effective leads from various sources including digital advertising, ILS, direct mail, SEO, email marketing, social media, and new channels when applicable.
- Create automated programs to nurture existing traffic in our pipeline.
- Manage website performance to include :
- Maximize and adapt overall website conversion rate through organic and paid tactics.
- Analyze and optimize website performance using tools like Google Analytics to ensure a seamless user experience.
- Implement SEO strategies to improve organic search rankings and traffic.
- Collaborate with the content team to maintain, update, and align website content with digital marketing goals.
- A / B testing of the overall website structure / functionality, design, and content.
- Partner with Marketing Generalist to ensure new community website activations are on time and meet our pre-lease deadlines.
- Oversee partnerships with our advertising agencies to include :
- Planning, executing, and optimizing current paid advertising campaigns.
- Ensure all creative and content remains on brand, sells the Affinity lifestyle, and represents current promotions.
- Hold agencies accountable to maximize campaign ROI while producing strong qualified leads.
- Monitor and adjust our strategy to ensure we are targeting the right audiences.
- Monitor standard KPI's such as : CTR, CPL, CPC, conversion rates, and overall lead generation.
- Attend and lead ongoing business reviews.
- Create and maintain an ongoing cadence for performance-based reporting :
- Create and maintain property advertising report cards - one page snapshot of advertising packages currently activated with performance-based metrics.
- Ongoing monitoring of standard advertising KPI's as well as CRM analytics by community.
- Maintain up-to-date demographic and behavioral data based on conversation rates.
- Stay up to date on industry trends, fair housing advertising regulations, and best practices to ensure we are keeping the right advertising mix for our business.
- Conduct ongoing analysis to ensure we have a strong ROI, and we are learning from our data to influence current and future decisions.

- Strong understanding of lead generation strategies and proven success in developing and executing those plans while ensuring alignment with overall marketing objectives.
- 4-6 years of proven experience in lead generation, digital marketing, and campaign management.
- Strong computer skills including proficiency in marketing automation software, CRM systems and integration with marketing tools, Adobe Suite, and Microsoft Office.
- Analytical mindset with the ability to interpret data and optimize campaigns.
- Creativity in developing effective lead magnets.
- Event lead generation experience
- Deep intellectual curiosity, eager to learn, skilled at connecting disparate ideas into a coherent whole.
- Bachelor's Degree preferred, High School diploma or equivalency certificate.
- Valid driver's license and insured, operable vehicle.
