Summary
The Maintenance Technician will be responsible for addressing common maintenance issues that arise on the property, performing repairs and installations. You must be able to address a host of common property issues, such as electrical, plumbing, and heating. This person must perform routine inspections, identifying issues, and implementing effective solutions. This position demands excellent problem-solving skills, attention to detail, and the ability to manage multiple tasks simultaneously. This position requires a high level of interdepartmental communication and collaboration and must always exhibit a professional, efficient demeanor.
Essential Duties and Responsibilities
• Perform routine inspections of properties to identify maintenance needs.
• Conduct repairs and maintenance tasks such as plumbing, electrical, HVAC, painting, ect.
• Be able to repair lights, electrical and plumbing problems such as switches, circuit breakers, repair of faucets, clearing of drain stoppages, replacement of fittings and replacement of fixtures.
• Respond to maintenance requests from tenants and property managers promptly.
• Maintain accurate records of all maintenance activities and repairs.
• Ensure compliance with safety regulations and building codes.
• Coordinate with external contractors for specialized repairs and services.
• Monitor and maintain inventory of maintenance supplies and equipment.
• Perform preventive maintenance to avoid costly repairs in the future.
• Assist in the turnover of apartment units for new tenants.
• Provide excellent customer service to tenants and address their concerns.
• Troubleshoot and resolve maintenance issues efficiently.
• Maintain cleanliness and organization of maintenance areas.
• Be available on-call for emergency maintenance requests.
• Inspect and maintain common areas, including landscaping and parking lots.
• Ensure all maintenance tools and equipment are in good working condition.
• Assist in the development and implementation of maintenance policies and procedures.
• Collaborate with property managers to plan and execute maintenance projects.
• Provide training and guidance to junior maintenance staff.
• Stay updated on industry trends and best practices in property maintenance.
• Know the location of all water meter shutoffs, all apartment or fixture shutoffs, the gas meter shutoffs, and sewer clean outs.
• Adhere to all safety policies, regulations, maintenance policies and activities as outlined by management. Wear provided equipment, when necessary, i.e., goggles, back brace, etc.
• Maintain and repair kitchen equipment, air conditioning, plumbing, and electrical.
• Perform other duties as assigned by the property management team.
