Position Overview
We are seeking an experienced Construction Project Manager to oversee a wide range of custom residential construction projects. The Project Manager is responsible for daily management, coordination, and successful project deliveryensuring completion on time, within budget, and to the highest standards of quality. You'll work closely with clients, subcontractors, vendors, and our in-house team, serving as the central point of communication and leadership throughout each project.
Key Responsibilities
Preconstruction & Estimating
- Participate in design team meetings to align project design with budget and constructability.
- Evaluate sites for logistics, permitting, inspection requirements, and potential challenges.
- Review drawings for design deficiencies, constructability, and value engineering opportunities.
- Collaborate with design and construction teams on estimates, schedules, material take-offs, and budget reports.
- Prepare bid packages, solicit and evaluate subcontractor / vendor proposals, and negotiate contracts.
- Assemble project teams, draft contracts, and establish procurement schedules.
- Obtain and track required construction permits.
- Build and maintain strong vendor and subcontractor relationships.
Project Documentation, Coordination & Communication
Create, monitor, and maintain project schedules.Facilitate and document project team and client meetings.Manage submittals, RFIs, change orders, and construction documents.Proactively communicate with subcontractors, vendors, and clients on quality and scheduling.Oversee punch lists and closeout processes.Contract, Budget & Permitting Management
Prepare monthly requisitions and assist with client billing.Review design documents and budgets at all project stages.Approve invoices and track lien waivers.Conduct site visits to evaluate progress, quality, costs, and exposures.Leadership & Supervision
Direct and support construction team members to ensure tasks are completed on time and to standard.Monitor quality control and address deficiencies.Enforce safety codes, regulations, and company policies.Serve as the first point of contact for team concerns and project issues.Qualifications

Bachelor's degree in construction management or related field (preferred).Minimum of 5 years of construction project management experience.Proficiency in Microsoft Office (Word, Excel, Outlook); experience with Microsoft Project, Procore, and Acumatica preferred.Strong understanding of construction processes and ability to interpret drawings, specifications, and product data.Valid driver's license required.OSHA 10 / 30 certification preferred.Why Join Knickerbocker Group?
