Job SummaryUnder the direction of the Associate Director, Alterations & Building Maintenance, the Capital Project Manager is responsible for overseeing a range of complex projects, utilizing both in-house resources and external consultants.

Additionally, the role involves managing the elevator contract for the campus.Essential FunctionsCoordinate and manage multiple technically complex capital project activities related to residential buildings, including the preparation and administration of consultant contracts.

Manage and coordinate feasibility studies, including preparing program information, coordinating work of interdepartmental groups, and collaborating with all levels of the University.

Review planning and contract documents prepared by outside consultants to ensure compatibility with university standards and requirements.

Prepare financial analyses and preliminary total project cost estimates. Establish, track, and manage the budget during any project.

Perform contract administration and manage various capital projects, including new construction, alterations, utility installations, and building maintenance.

Address complex issues and make decisions involving analysis and judgment.Maintain current knowledge of applicable regulations and codes related to state design and construction projects.

Work independently and allocate resources in line with Division goals.Prepare written and graphic presentations.Maintain proficiency in word processing, spreadsheets, and various computer database systems used in professional management organizations.

Promote and assure continuous improvement.Establish and maintain productive relationships with a full range of personnel, demonstrating a strong commitment to customer service.

Other FunctionsPerforms other duties as assigned.Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)Bachelor’s degree with 7 years’ experience managing complex design and construction projects.

Working knowledge of architecture, engineering, and design principles, building systems, code regulations, and construction practices.

Ability to effectively manage and coordinate the work of consultants, contractors, and others connected with this work.Demonstrated excellent oral and written communication skills.

Experience in word processing and data management systems.Ability to access any portion of a construction / facility site.

Ability to analyze complex maintenance problems and direct their solution.Experience in managing service contracts and small to mid-size mechanical projects / retrofits.

Strong planning and organizational skills and the ability to supervise maintenance personnel.Preferred Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)Master's degreeUnrestricted Construction Supervisors LicenseMCCPO Training CompletionExperience managing State contractsPhysical Demands / Working ConditionsAccess all areas of construction sites, including climbing ladders for assessments and inspections.

Work ScheduleTypical schedule is Monday through Friday, first shift.Must also be willing to work nights, weekends, or irregular hours during campus emergencies or during start-up and commissioning periods.
