Full Job Description

Ocean Point Development is seeking a Construction Superintendent to oversee day-to-day field operations for residential and commercial projects. The Superintendent plays a critical role in managing on-site activities, ensuring safety compliance, coordinating subcontractors, and delivering high-quality results on time and within budget. This role requires strong leadership, exceptional organizational skills, and a dedication to upholding company standards.

Responsibilities include but are not limited to :

  • Time Keeping :

Review and verify daily time cards for accuracy, including cost codes and notes.

  • Address discrepancies with employees and ensure breaks are properly logged.
  • Job Safety / Site Management :

    • Be the first person on and the last person off the job site daily.

  • Lock up and secure the site, tools, and equipment when leaving.
  • Enforce and observe safety protocols, holding weekly safety training sessions.
  • Maintain clean and organized job sites, ensuring dumpsters are removed as necessary and bathrooms are cleaned on schedule.
  • Enforce the dress code, ensuring all employees wear Ocean Point Development uniforms and appropriate safety gear.
  • Manage parking permits and ensure vehicles are parked in designated areas without blocking traffic.
  • Directing Subcontractors :

    • Prepare the site for subcontractor work and conduct walk-throughs to plan tasks.

  • Ensure subcontractors adhere to schedules, notifying the Project Manager of any persistent delays.
  • Document and resolve subcontractor violations, providing copies to the Project Manager.
  • Documentation :

    • Maintain daily logs of labor and progress by trade.

  • Document images and notes of progress using Builder Trend and verify completion of tasks.
  • Keep accurate records of time and materials (T&M) sheets.
  • Scheduling :

    • Coordinate and schedule city / county inspections and consultant observations.

  • Asset Management :

    • Inspect and sign off on deliveries, ensuring accuracy with purchase orders.

  • Secure job supplies, equipment, and materials and maintain an asset list for each project.

    • The ideal candidate should possess :

  • Experience : Minimum of 5 years as a Construction Superintendent, with a proven track record of managing residential and commercial projects.
  • Skills :

    • Strong understanding of construction safety protocols and regulations.

  • Proficiency with construction management software, including Builder Trend.
  • Excellent organizational, time management, and leadership abilities.
  • Ability to read and interpret blueprints and project plans.
  • Effective communication skills to coordinate with team members, subcontractors, and project stakeholders.
