COMMERCIAL TI SUPERINTENDENT
ABOUT US :
We are a respected commercial tenant improvement construction company based in Los Angeles, California, looking to Superintendent to our team. Built on a foundation of excellence, we are Southern California's innovative design-build and tenant improvement partner, working with a diverse range of companies across various sectors to create exceptional spaces.
WHAT TO EXPECT :
As a Superintendent, you will play a crucial role in the successful execution and completion of construction projects. This position requires the application of construction methods and techniques. The ideal candidate will have extensive experience in managing subcontractors on commercial construction projects up to $20M in revenue, along with a deep understanding of construction and building processes.
Key Responsibilities :
- Oversee all work performed by subcontractors, ensuring compliance with scope, quality standards, and completion methods.
- Communicate and seek approval for project scope changes from the Project Manager or Project Engineer.
- Maintain adherence to current building codes and safety regulations.
- Ensure complete safety compliance, making sure that PPE is worn and that subcontractors, visitors, vendors, and employees follow OSHA regulations.
- Keep the job site clean at all times.
- Monitor project schedules to ensure completion on or before the delivery date, providing frequent updates and coordinating any changes or delays with the Project Manager and Project Engineer.
- Have a thorough understanding of project plans, specifications, shop drawings, contract terms, schedule commitments, goals, and objectives.
- Develop and maintain a two-week lookahead schedule for all trades.
- Document daily progress using a construction management system by uploading photos and notes.
- Strive to achieve zero punch list items at job completion.
- Ensure that the quality of work is of the highest standard and that finishes, furniture, and property are protected and kept clean throughout the project.
- Provide excellent customer service by attending OAC meetings and offering project status updates.
- Ensure that all necessary signage is prominently displayed on the job site.
