The Opportunity
Bourn Companies is seeking an accomplished project leader with 10+ years of progressive construction and development experience and significant mid-rise or high-rise vertical construction experience to lead the execution of complex, large scale development projects.
As Senior Project Manager | Vertical Development, you will serve as a senior owner's representative, leading projects across design, preconstruction, construction, and closeout. You will drive alignment among general contractors, architects, engineers, consultants, municipalities, and internal stakeholders while maintaining command of schedule, budget, quality, risk, and overall execution.
This role requires the experience and judgment to anticipate issues, make sound decisions, hold project partners accountable, and provide clear recommendations to Company leadership.

What We Are Looking For
The ideal candidate has successfully delivered complex vertical developments and combines deep construction expertise with strong business judgment and project leadership.
• Significant mid-rise or high-rise and vertical construction expertise
• Deep knowledge of construction, constructability, sequencing, logistics, commissioning, and closeout
• Strong financial acumen across budgeting, forecasting, cost control, contingencies, and change management
• Advanced scheduling and critical path management capability
• Strong design and preconstruction experience, including the ability to interpret and challenge technical documents
• Proven ability to lead and hold accountable general contractors, architects, engineers, and consultants
• Strong contract administration, and change management experience
• Sophisticated risk identification, problem solving, and decision-making skills
• Executive level communication with the ability to clearly present project issues, recommendations, and decisions
• High ownership, accountability, initiative, and composure in demanding environments
How You'll Spend Your Time Here
• Serve as Bourn Companies' senior owner's representative for complex vertical development projects
• Lead execution from design and preconstruction through construction, commissioning, turnover, and closeout
• Drive project schedules, milestones, critical path priorities, budgets, forecasts, and cost controls
• Lead coordination among general contractors, design teams, consultants, municipalities, utilities, and internal stakeholders
• Oversee contractor performance and accountability for scope, schedule, budget, quality, and contractual commitments
• Lead design coordination, constructability review, estimating, value analysis, procurement strategy, logistics, and phasing
• Evaluate change orders and identify cost, schedule, contractual, and execution risks
• Anticipate project challenges and develop mitigation and recovery strategies
• Lead project meetings, site walks, issue resolution, and executive updates
• Provide Company leadership with concise reporting and recommendations regarding project performance, risks, and required decisions
Qualifications
• Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or related field
• 10+ years of progressive construction, development, or project management experience
• Demonstrated experience successfully delivering mid-rise/high-rise vertical construction projects is required
• Significant experience with large scale commercial, multifamily, condominium, hospitality, or mixed-use development
• Experience as an owner's representative, developer side project leader, project executive, senior general contractor project leader, or similarly accountable role
• Demonstrated ownership of major project budgets, schedules, contracts, and project risk
• Strong knowledge of construction processes, permitting, project controls, commissioning, and closeout
• Proficiency with construction scheduling and project management platforms
